Stamp Duty Changes for First Time Buyers

Following today’s autumn statement, two changes have come into effect from today that will impact all first time buyers.

  • Stamp duty abolished for first time buyers on properties up to £300,000.00 from today.
  • Stamp duty also waived on first £300,000.00 of properties up to £500,000.00 for first time buyers.

LFS Conveyancing Awards 2017 – Best Individual Conveyancer

Get to know your Conveyancer – Wendy Kinsey

Wendy has worked within the legal profession for over 30 years since leaving school, primarily in Residential Conveyancing. She has recently moved from the Manchester area to Derby after reuniting with her childhood sweetheart, after 30 years! She joined the firm in October 2016.

Wendy has an 11 year old son and has a passion for sports cars, motorbikes and rock music, her favourite band being Metallica. When not at the office, Wendy can be found trying her luck at the local Bingo hall.

She deals with all aspects of property transactions and always aims to provide an efficient and personal service to her clients.

Fantastic New Development

Liz Knott worked tirelessly with Pearl Developments in relation to their purchase of the land at Papplewick, Nottingham. Planning permission had been granted for fourteen luxury detached house and as you can see from the photos, work is well underway.
Liz went to visit the site recently to see the progress and said “it was really interesting to see the actual development of the site. I am looking forward to seeing the site when the houses have been finished.”

Liz is looking forward to working with Pearl Developments in connection with the sale of the houses.

Housing Demand Builds After Leave Vote

A rise in revenues and average selling prices has been reported in recent research, which has been attributed to increased demand since the EU referendum result.

The Housebuilder Persimmon has documented a rise in 2016 revenues to £3.4billion, a rise of 8%, with volumes of legal completion growing by 599 new homes to 15,171. The average selling price for the Group increased to £206,700, a growth of 4%.

Along with customer demand, the firm stated that sales reservations during the autumn season also remained strong.

Conveyancing Foundation – Conveyancing for Charity

The Air Ambulance Service fly two regional air ambulances, across the counties of Warwickshire, Northamptonshire, Derbyshire, Leicestershire & Rutland. These two helicopters provide a rapid response to trauma and medical emergencies over an area of 3850 square miles covering many of the UK’s major road networks including the M1, M6, M69 and M42. With an average response of just 13 minutes, between them they attend on average 6 missions a day.

You may well have seen them in the skies above you. They have saved thousands of lives in our community. They need your help to save thousands more.  The Air Ambulance Service do not receive any government funding.

Help to Buy Mortgage Guarantee Scheme coming to an end

The government’s Help to Buy Mortgage Guarantee Scheme will cease from 31st December 2016. The scheme was designed to aid those with very little deposit amounts, to climb the housing ladder.

In a letter to Bank of England governor Mark Carney, the Chancellor, Philip Hammond, said the mortgage market had become less reliant on the Help to Buy mortgage guarantee, with over 30 lenders now offering mortgages worth 90-95% of a property’s value independently of the scheme.

The Chancellor of the Exchequer, Philip Hammond, said: “Our Help to Buy schemes are helping hundreds of thousands of people, especially first time buyers, achieve home ownership. We are continuing the popular Equity Loan and ISA schemes to ensure people can access support when buying or saving for a property. We are determined to help make home ownership a reality for hard working people.”

Housing and Planning Minister, Gavin Barwell, added: “As these figures show, this Government is supporting thousands of first time buyers, helping them to get their first step onto the housing ladder.

“I am delighted to see that the Help to Buy: Equity Loan scheme, in particular, continues to be hugely successful and has now helped a landmark 100,000 households to own their own home.”

The Help to Buy ISA and the Equity Loan Scheme will remain in place.
